WHY JULY IS THE PRIME TIME TO SELL

TAKE ADVANTAGE OF THE SELLING OPPORTUNITIES THAT JULY OFFERS

If you are thinking about selling your property, understanding buyer behaviour and knowing when to enter the market can make a real difference to how quickly you sell and to the price you achieve.

Recent data analysis from Rightmove* highlights July as one of the busiest months for property sales across the UK. For sellers, that level of buyer activity is significant, and it makes July an ideal time to bring your property to market.

So, what is it about July that creates such strong conditions for sellers - and how can you make the most of it?

WHAT THE DATA SHOWS

The latest data from 2025 reinforces that July is a standout month for sellers who get their strategy right. Sales agreed were 8% higher than the same time last year, making it the busiest July for agreed sales since 2020. This uplift reflects a market where motivated buyers remain active despite the summer season, with competitively priced properties continuing to attract strong interest.

At the same time, improved mortgage affordability has supported confidence, with average two-year fixed rates reducing to 4.49% compared to 5.17% a year earlier - helping more buyers take the next step.*

Encouragingly, sellers who price accurately from the outset are seeing the strongest results. Homes marketed at the right level are finding buyers in just 32 days on average, demonstrating that demand is very much there for well-positioned properties.

Combined with steady levels of buyer activity and increased affordability, the data highlights a clear opportunity for sellers to make a successful move during the summer months, particularly in July when committed buyers are still actively securing their next property.*

WHY JULY IS GREAT FOR SELLERS

  1. More daylight, more viewings

Longer days mean more flexibility for buyers to book viewings after work. The sun does not set until well into the evening, giving your property the best chance to get noticed by serious buyers. With most people working during the day, the extended evening light is invaluable for viewings, allowing potential buyers to properly assess your property and envision themselves living there.

  2. The property looks its best

Kerb appeal gets a natural boost in the summer. Front gardens are blooming, outdoor spaces are usable and inviting, and rooms feel brighter with natural light pouring in.

  3. School holidays are just around the corner

For families, July offers a practical window to plan a move before the new school year begins in September. Buyers with children are often more motivated to progress quickly during this period, which can mean faster decisions and fewer delays.

  4. The market is more active

Once summer begins, there is often a snowball effect. Buyers become more active, sellers list more properties, and the pace of transactions speeds up, especially at the beginning of the season. That momentum matters because the more viewings you get, the more chance you have to secure a serious offer.

BUT IS SPRING NOT THE BEST TIME TO SELL?

Spring is indeed a strong season to sell. March, in particular, sees the number of new properties coming on the market increase, as sellers start preparing for the moving season.

However, spring is often when sellers list their properties - while early summer is when deals get done. So, if you want to move in the warmer months, July presents the strongest opportunity in terms of selling.

HOW TO COMPLETE YOUR SALE SUCCESSFULLY

If you are planning on selling this year, here is how to make the most of July’s peak potential:

  • Aim to have your listing live by early July to catch buyers before the peak viewing weekends

  • Prep your outdoor space - gardens and patios are powerful selling tools in summer

  • Work with a proactive agent like us who understands how to market in a competitive, fast-paced season

  • Be responsive - quick replies to your estate agent and flexible viewing times can help keep the momentum going

Ultimately, understanding when buyers are most active can help you make a smarter, more informed decision. While July offers statistical advantages, remember that the best time to sell ultimately depends on your personal circumstances.

If you are not quite ready for this July, remember that proper preparation is key to success in any market. Start planning ahead, researching the newest market trends, and positioning yourself to take full advantage of the seasonal cycles when the time is right.
